Transparent pricing
Simple fees. No surprises. Ever.
We charge a straightforward monthly management fee based on the rent we collect for you — plus standard leasing and renewal fees. That's the whole picture.
How our fees work
We earn when you earn.
Our monthly management fee is calculated as a percentage of the rent we actually collect on your behalf. If your property sits vacant, we don't charge a management fee for that month. That structure keeps our incentives perfectly aligned with yours — we're motivated to keep your property occupied, your tenants happy, and your rent coming in on time.
Monthly Management Fee
A percentage of collected rent, charged each month we manage your property. No rent collected means no management fee that month.
Leasing Fee
Charged once when we place a new tenant — covers marketing, showings, screening, and lease execution. Paid only when we successfully fill your vacancy.
Lease Renewal Fee
A flat fee when an existing tenant renews their lease. Keeping a good tenant in place saves you a leasing fee — and we handle the renewal paperwork.

What we don't charge for
